Booking Conditions

Waylands Farm Cottages "the Owners" or "We" will make available for
use the holiday accommodation for the period stated in the booking confirmation sent to the person making
the booking "the Guest" and the people named on the booking form "the Party".

The Owner accepts no responsibility for personal injury to the Guest or the Party, or loss of or damage to their property, or for any matter over which
the Owner has no control.

No bookings are valid without the non refundable Deposit having been paid.

This agreement is made on the basis that the property is to be occupied by the
Guest and the Party for a holiday as mentioned in the Housing Act 1988 Schedule 1 paragraph 9
and the Guest acknowledges that the tenancy granted by this agreement is not an
assured tenancy and that no statutory periodic tenancy will arise when it ends.

Bookings cannot be accepted from persons under 18 years of age.

A Deposit of one third of the cost of the holiday must accompany the booking. Deposits
are non-returnable.

When a booking is confirmed by the Owner, the Guest becomes responsible for the balance
of the cost of the holiday. The balance shall be paid no less than 49 days before the start of the holiday.

The Owner reserves the right to re-let any booking period where the balance outstanding is
more than 14 days in arrears. If We are unable to re-let the holiday the Guest will
remain liable for the outstanding balance.

In the event of the accommodation becoming unavailable (e.g. through fire or
illness), the Owner will refund all monies paid or a proportion in the case of
curtailment.

In the event of cancellations the Owner will endeavour to re-let the
accommodation on equivalent terms, and if successful the balance of the cost will not
be due as in paragraph 7 above, or if already paid, will be refunded. The deposit is
retained.

The Guest and the Party shall keep the holiday accommodation and all furniture,
fixtures, fittings and effects in or on the holiday accommodation in the same state of
repair as at the commencement of the holiday, and shall leave the holiday
accommodation in the same state of cleanliness and general order in which it was
found. The Guest must report and pay to the Owner the cost of any damage or
breakages made during their holiday occupancy.

The Guest and the Party's rights to occupy the property may be forfeited without
compensation if: (a) More people than specified on the Booking Form and/or the
number the property holds, attempt to take up occupation. (b) Overnight guests are
entertained without the Owners express permission. (c) Any activity is undertaken
which may cause unreasonable damage, noise or disturbance (d) pets are brought onto
the site (e) Unreasonable numbers or frequency of day guests, the Owner shall decide
what is reasonable (prior permission is advised).

In the event of there being cause for complaint concerning a property, the matter
should be taken up with the Owner at once.

The Owner or his representative shall be allowed access to the holiday
accommodation at any reasonable time during any holiday occupancy.

The Booking Conditions will apply to all confirmed bookings.
|
| 16 |
The property is described in the Accommodation Details section of the web site and the printed terms and conditions; minor
variations may exist between the description, photographs and the accommodation.

No pets are allowed in the accommodation or on the site.
|
| 18 |
No smoking is allowed inside the accommodation.
|
| 19 |
Electric vehicles may only be recharged with the permission of the Owner unless the Guest is staying in a cottage where the Guest is required to pay the Owner for electricity used. If permission is granted, the Guest will pay the Owner a sum equal to the cost of the electricity used.
